Home Inspections Why Have a Home Inspected?
Getting your home inspected is your one chance as a buyer to identify and correct major problems with a building before closing on the property. The home inspection consists of a thorough check of the roof, exterior, structural members, and all mechanical systems (HVAC, plumbing, electrical, etc.). Many problems associated with both older and new homes are hidden to the untrained eye. Half of the inspections performed by Town & Country Home Inspections, LLC are on homes under three years old, and we find problems with 100% of them.

What Does a Home Inspection Include?
A home inspection is a visual inspection of the condition of all of the major components of the property. These components include the HVAC, interior plumbing, electrical system, structure, roof, attic, foundation, walls, floors, ceilings, windows, and doors. The inspection is not technically exhaustive, destructive, and we do not disassemble any of the above components.

What Should I Not Expect from a Home Inspection?

  • A home inspection is not a protection against future failures. Stuff happens! Components like heat and air conditioning can and will fail. A home inspection tells you the condition of the property at the time of the inspection. Purchasing a home warranty is highly recommended.
  • A home inspection is not a code inspection. The inspection is performed with safety in mind. Many of the items discovered during an inspection may also happen to be code violations but that is not the intent of the inspection. It should be kept in mind that homes were built using the code in place at the time the home was built. In other words, what was considered safe in 1950 may not necessarily hold true for today.
  • A home inspection is not in any way a cosmetic inspection. We are not looking for scratches in wall paint, minor holes in widow screens, stains on carpets, broken toilet paper holders, etc. Also, as stated above, the inspection is not technically exhaustive. In other words, Town & Country Home Inspections, LLC does not check and make sure every counter top is perfectly level and every wall is perfectly plump.
